Electrical Installation Condition Reports (EICR)

  • Every 10 years for owner-occupied homes

Landlord EICRs – Legal Requirement

Landlords are legally required to have an EICR carried out at least every 5 years for rental properties in England, as set out under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

  • Must be completed by a qualified electrician

  • A copy of the report must be provided to tenants within 28 days

  • Any urgent remedial work must be completed within 28 days (or sooner if specified)

  • Applies to both new and existing tenancies

Failure to comply may result in enforcement action and fines from local authorities.

Commercial EICRs

For commercial properties such as shops, offices, schools, warehouses, and hospitality venues, EICRs are essential for meeting workplace safety obligations under the Electricity at Work Regulations 1989.
Recommended inspection frequency:

  • Every 5 years (or more frequently for high-risk environments)

  • After major electrical work or significant changes in use
